Emile Mazuc is a beautifully appointed townhouse for long term rentals located in the centre of the historic town of Pezenas in South France. Pezenas is one of the prettiest towns in the South of France and is the perfect base for exploring the Languedoc region. The house is just a few steps away from cafes, restaurants, boutiques, artisan crafts stores and shops.
The house is nearly 300 years old and is located on small side street, close to the main market street in Pezenas. The house comes with a large roof terrace, 3 bedrooms, 2 bathrooms, a newly installed kitchen, a wood burner and reversible air conditioning. The house benefits from lots of natural light and plenty of space.
The house is available for long term rentals from October to May from €995 per month + bills.

Emile Mazuc was a scholar born in the town of Pezenas, who wrote a book detailing the local Languedoc dialect and grammar. This small street was named in his honour. The town house is located in the centre of the street and is laid out over 4 levels:
Ground floor
There is an entrance hall with a guest toilet. The hall provides access to a small garage where it is possible to store bikes, motorbikes and suitcases, etc
First floor
- Bedroom 1 is a spacious room that contains a large Super King-size bed (that can be converted into two Twins for added flexibility). The bedroom comes with an en suite bathroom which contains a roll-top bath, walk-in shower, wash basin and WC. The bedroom also comes with two armchairs and a small storage cupboard. The bedroom is heated by a modern electric radiator and has a ceiling fan.
- Bedroom 2 is a twin bedroom (although the beds can be joined together to form a Super king size bed). There is also a large antique wardrobe and a chest of drawers. The bedroom is heated by a modern electric radiator and comes with a ceiling fan.
- Bedroom 3 is also a twin bedroom. The bedroom is heated by a modern electric radiator and comes with a ceiling fan.
Second floor:
- There is very spacious open plan living room with reversible air-conditioning
- There is a well equipped kitchen with a central island and bar stools, an oven, microwave, hob and a large fridge and freezer.
- The dining area features a table with 6 chairs, a large antique wardrobe for storing plates, glasses and other items; and an antique sewing machine.
- The cosy lounge area which comes with a log burner, large sofa and flat screen TV.
- There is a family bathroom with walk-in shower, WC, vanity unit.
Third floor:
- There is an additional sitting room/home office. A set of sliding patio doors provide access to the roof terrace.
- There is a partially covered roof terrace, which is an ideal space for entertaining, alfresco dining or simply lounging under the sun.

The long term rental prices for Emile Mazuc do not include the utility bills. There is a monthly provision of €200 towards the electricity, water, Wi-Fi and local taxes. Minimum stay is 3 months. The house is not available for monthly rentals during June to September.

This charming house is tastefully furnished and comes with all the amenities that you will need for a long stay. The house is perfect for couples or a family and is ideal for walking out in the evening to grab a meal at a local restaurant or a drink at the local bar. The house also benefits from a large roof terrace and storage space.
Please note that the house is on four levels and has lots of stairs.

Area activities
Pezenas is a historic town with a population of about 8,000 people. It is in the heart of the Languedoc region of the South of France, a vast wine making area. The town has several bakeries and shops within easy walking distance of the house. There is a well stocked Carrefour supermarket for larger shopping expeditions. The Saturday market is nothing short of fabulous and a must for anyone who loves Mediterranean food.
Pezenas´s historical center, has many attractions. Here you find dozens of artisan craftsmen and tiny shops, restaurants, bars, cinema, public pool, theatre, festivals all along year, more than 40 antique shops, restaurants, bars . . . etc.
The Mediterranean sea is just 20 mins drive away and other local attractions include Abbaye de Valmagne, Etang de Thau (salty lake) with oysters production, Natural bird reserve, Canal du Midi, Beach resorts (Vias, Cap d`Agde), beaches, Beziers and Cap d`Agde golf courses, Sete (40 minuts) mediterrean port.
Other transport
There is a TGV train station in Beziers and Agde. Regular bus services run from Pezenas to both towns.
